Frameless Glass Doors in Singapore: Costs, Hardware & Installation Guide

Frameless Glass Doors: The Complete Singapore Guide
Walk into any modern Singapore office, boutique, clinic or condominium and you will almost certainly pass through a frameless glass door. Clean, minimal and architectural, they let light flow through a space while quietly separating it.
But frameless glass doors live or die by their hardware. A beautiful 12 mm tempered panel installed with a poor-quality floor spring will sag, drag and leak within a year. This guide covers everything you need to know before you buy, install or repair one.
What Is a Frameless Glass Door?
A frameless glass door is a door made from a single tempered glass panel, with no surrounding metal frame. All the structure, movement and control comes from discreet hardware:
- Patch fittings β stainless steel plates that clamp the glass at corners and hinges.
- Floor spring β a hydraulic unit set into the floor that controls the door's swing and self-closing action.
- Top pivot β an upper anchor that keeps the door vertically aligned.
- Locks and handles β patch locks, floor locks, deadbolts and pull handles.
Because there is no frame to hide imperfections, installation tolerance is extremely tight. This is not a job for a general handyman.
Types of Frameless Glass Doors
| Type | How It Works | Best For |
|---|---|---|
| Single Swing | One panel pivoting on a floor spring | Offices, clinics, toilets |
| Double Swing | Two panels meeting in the centre | Retail entrances, lobbies |
| Sliding | Panels roll on a top or bottom track | Balconies, compact rooms |
| Bi-Fold | Panels fold and stack to one side | F&B, showrooms |
| Automatic | Sensor-triggered motorised operation | Malls, hospitals, airports |
| Pivot | Off-centre pivot for a wider swing | Feature entrances |
What Does a Frameless Glass Door Cost in Singapore?
Pricing depends on glass thickness, panel size, hardware brand and complexity. Indicative ranges for 2026:
| Item | Specification | Estimated Cost (SGD) |
|---|---|---|
| Single swing door | 12 mm tempered, floor spring, patch fittings | $900 β $1,800 |
| Double swing door | 2 x 12 mm tempered, 2 floor springs | $1,800 β $3,400 |
| Sliding door | 10 mm tempered, top track system | $1,200 β $2,600 |
| Bi-fold door | Aluminium track, multi-panel | $2,000 β $4,500 |
| Automatic door | Sensor + motor + safety beam | $3,500 β $8,000 |
| Floor spring replacement | Dorma / GEZE, incl. concrete cut | $380 β $750 |
| Patch fitting set | SS 304, 4-piece | $180 β $420 |
Glass Thickness: 10 mm or 12 mm?
This is the most common question we get.
- 10 mm β acceptable for interior doors up to about 900 mm wide in low-traffic areas.
- 12 mm β the industry standard for main doors. Better rigidity, less flex, quieter operation and longer hardware life.
For any door wider than 900 mm or taller than 2.4 m, we strongly recommend 12 mm. The cost difference is modest compared with the improvement in stability.
The Hardware That Actually Matters
Floor Springs
The single most important component. A floor spring controls closing speed, latching and hold-open. Cheap units leak hydraulic fluid, lose tension and eventually fail.
Recommended brands available in Singapore:
- Dorma β market leader, excellent reliability, widely serviced.
- GEZE β German engineering, strong for heavy doors.
- HΓ€fele β good value, wide availability.
Patch Fittings
Use SS 304 as a minimum. In coastal or humid areas β Bedok, East Coast, Sentosa β specify SS 316 to prevent rust staining on the glass.
Locks and Handles
- Patch lock β mounted directly on the glass, neat and secure.
- Floor lock β bolts into the floor, best for double doors.
- Pull handles β specify length based on panel height and user traffic.
Installation Process Step by Step
- Site measurement. Laser-measure the opening, check floor level and confirm the finished floor height.
- Template and fabrication. Glass is cut and holes drilled for patch fittings, then tempered. Holes must be positioned before tempering β they cannot be added later.
- Floor spring box preparation. A concrete core hole is cut and the box is set level and grouted.
- Top pivot installation. Anchored into the frame or ceiling structure.
- Door hanging. The glass panel is lifted into position with suction lifters and clamped into the patch fittings.
- Adjustment. Swing speed, latching speed and hold-open are tuned on the floor spring.
- Sealing and finishing. Silicone joints are cleaned up and hardware is polished.
- Handover. Operation is tested and the warranty is documented.
Common Frameless Glass Door Problems
| Problem | Likely Cause | Solution |
|---|---|---|
| Door drags on floor | Floor spring has dropped or glass has warped | Re-level spring box, adjust pivot |
| Door slams shut | Floor spring speed valve misadjusted or worn | Adjust or replace floor spring |
| Door won't stay closed | Latch tension lost, strike plate misaligned | Re-tension or replace lock |
| Rust marks on glass | Low-grade fittings in humid environment | Upgrade to SS 316 fittings |
| Water leaking under door | Worn silicone or missing drop seal | Re-silicone and fit drop seal |
| Door squeaks | Dry pivot or loose patch fitting | Lubricate and re-torque |
Maintenance: What to Do Every 6 Months
- Check patch fitting screws are tight β vibration loosens them over time.
- Wipe hardware with a dry cloth; avoid abrasive cleaners.
- Inspect the floor spring for hydraulic fluid leaks.
- Test the closing speed and adjust if the door slams.
- Check silicone joints for cracking or shrinkage.
- Clean glass with a non-ammonia cleaner to protect any applied coating.
Frameless vs Framed Glass Doors
| Factor | Frameless | Framed |
|---|---|---|
| Aesthetics | Premium, minimal | Traditional, solid |
| Cost | Higher | Lower |
| Installation tolerance | Very tight | Forgiving |
| Glass thickness | 10β12 mm | 6β10 mm |
| Maintenance | Hardware-focused | Frame + hardware |
| Best for | Offices, retail, premium homes | Industrial, budget projects |
Frequently Asked Questions
How long does a frameless glass door last?
With quality hardware and annual servicing, 10β15 years is realistic. The glass itself can last decades; the floor spring typically needs replacing first.
Can I convert my framed door to frameless?
Usually yes, but the opening must be checked for structural support for the top pivot, and the floor must allow a spring box to be cored.
Do I need a floor spring or can I use hinges?
For heavy 12 mm doors, a floor spring is strongly preferred. Hinges can work on lighter panels but transfer more stress to the glass.
Is tempered glass mandatory for glass doors in Singapore?
Yes β safety glass (tempered or laminated) is required for doors and other safety-critical locations.
My door closes too fast. Is that fixable?
Yes. Floor springs have two adjustment valves β closing speed and latching speed. It takes minutes to correct.
